SEALCOATING INFORMATION
Seal coating your driveway is an economical and substantial way to save you money. Seal coating penetrates, waterproofs, rejuvenates, and fills the pores along with all small surface cracks. To protect it against water, sun induced oxidation, and natures other elements, seal coating your driveway will greatly prolong the life expectancy and restore the beauty.

Asphalt is composed of bitumen, sticky residue of petroleum refining gravel and sand crushed to various sizes. Heat, rain and ultraviolet rays of the sun can degrade the asphalt and wash the oils out as the asphalt ages. Water can seep into the asphalt pores causing it to crack, by expanding and contracting, from the weather over time. The end results are raised fault lines, cracks, and jagged pits. The sand around the gravel will then start to wash out causing the surface to crumble and need more extensive hot asphalt patch maintenance. The use of salts such as sodium chloride and calcium chloride, for ice control, will act as a catalyst to accelerate the oxidation of the asphalt and cause a rapid rate of deterioration. Any petroleum products spilled on the pavement surface can dissolve the asphalt binder, destroying that portion of the asphalt immediates.

Seal A Lot NY recommends seal coating your driveway every 3 years to keep it smooth and looking like new. We use the best revolutionary break-through and environmentally friendly water based formulation with no harmful solvents. After the coating is applied the water evaporates, the material hardens, and dries to a deep black tack free surface finish. Advanced space age polymer additives and silica sand are used which improves surface toughness, flexibility, and wears longer than any other asphalt base sealer. Seal coating your driveway drastically increase the life span and is the best way to save money in the long run. SEAL COATING WEATHER REQUIREMENTS
For best results, seal coating products should be applied in warm weather. Temperatures should be a minimum of 60F and rising. Seal coating products should not be applies if the temperature is expected to drop below 50F within a 24 hour period after application of materials.

Sealcoating Surface Prep with High Power Cleaning and Edging
All vegetation will be removed from surface of driveway, and then we power edge by cutting overgrown grass and weeds along both sides. This allows the sealer to be applied and penetrate, filling the pores and creating a manicured finish. We thoroughly clean the surface with a commercial wheel blower that produces the lowest noise level in the industry, yet is powerful enough to produce hurricane force winds. In conjunction with a wire broom and a powerful professional strength portable back pack blower ensuring a very clean surface before sealing by removing all dirt and debris. We also use a 2 speed bobcat pick-up broom on parking lots.

Oil Spot Sealer
Oil spot sealer primes oil spots to prevent them from bleeding. It is a unique blend of copolymers and surfactants. It grabs and seals oil and grease spots on asphalt surfaces to prevent bleeding into the cured film of the sealer, prevents disbanding from the oil spot and will not allow the sealer to peel away from primed areas. (If the area is so saturated that the asphalt is soft or crumbly, it should be dug out and patched back in with hot asphalt.) Some spots if not to saturated can be lightly burned off with a propane torch and scrubbed with a stiff brush or broom than treated with an oil spot primer.

Hot Rubberized Crack Repair
For crack repair preparation a propane air torch will be used which puts out an extremely high heat output along with a very high speed blast of air to clean and dry pavement surface cracks along with a vegetation crevice cleaner which utilizes a solid steel wire bristled brush and a powerful Honda engine for superior cleaning along twisting and winding crevices. For appropriate adhesion of crack sealant, cracks will be clean and dry prior to installation. After debris removal, just prior to product installation, final cleaning shall be accomplished using high pressure dry compressed air to remove any remaining dust. Both sides of the crack shall be cleaned. Surfaces will be inspected to insure adequate cleanliness and dryness. We use a superior high quality, single component, hot applied crack sealant. Supplied as a solid, it is free flowing, self leveling at application temperatures. Composed of select oils, resins, polymers, plasticizers, stabilizers, and asphalt cement it forms a resilient and highly adhesive compound that will seal cracks against the infiltration of moisture. Its high heat resistant can stand up to 288c without degradation, flexible, easily penetrates narrow cracks and resists cracking in winter and flow and pick up in hot summer temperatures.

Joints
We clean joints the same as cracks, then caulk with hot rubberized joint filler between the garage apron, sidewalk, and street preventing costly water damage.

Barricade Driveway Access
The driveway access is barricaded with a 6" custom Seal A Lot NY banner for 24 hours.

Asphalt Apron Repair
1. Measure out from garage past damaged or sunken area and snap a straight chalk line across driveway.
2. Saw cut along straight chalk line.
3. Remove and dispose of existing asphalt and bad base material.
4. Remove existing concrete apron if needed.
5. Cap open block with concrete to stop settling.
6. Add base as needed to establish a minimum of 6".
7. Grade and compact base for proper drainage.
8. Tack coat adhesive applied around cut areas and edge of concrete ensuring adhesion of new asphalt.
9. Install 3" compacted thickness 41A hot asphalt.
10. Install new asphalt flush with apron/garage floor, making sure asphalt is tight to foundation and draining away from house and garage.
11. Use vibrating plate compactor and roller for compaction and smooth finish.
12. Clean-Up.

Dig Out Patching

  1. Areas of patches will be saw cut.
  2. Remove and dispose of existing asphalt and bad base material.
  3. Add base as needed to establish a minimum of 6".
  4. Grade and compact base.
  5. Tack coat adhesive applied around cut out areas ensuring adhesion of new asphalt.
  6. Install 3" compacted thickness 41A hot asphalt.
  7. Roll for compaction and smooth flush finish.
  8. Clean up.

Overlaid Skin Patching - Structural Problems Such as Alligator Cracking

  1. Areas to be overlaid will be cleaned and tack coat adhesive applied ensuring adhesion of new asphalt to old asphalt.
  2. Install 41A hot asphalt.
  3. New asphalt will be tapering on edges.
  4. Roll for compaction and smooth finish.
  5. Clean up.
